Pat has been in property agency for over 15 years and has had a varied career moving from traditional estate agency in Milton Keynes to specialised New Homes sales in central London, and finally to Land & Development in Bristol, where he belongs!
After living very close to the Hollis Morgan office in Clifton for a few years, Pat now resides in East Bristol with his wife, Charlotte, and their lockdown dog, Bolly. There, he enjoys running, pottering in his garden, and getting involved in the local community.
Before joining Hollis Morgan in 2025, Pat worked his way up to become the consistently top-performing Land & Development agent at the UK’s largest property agency, Connells Group. Over the years he has sold to, and for, many of the region’s leading housebuilders and housing associations, including Taylor Wimpey, Barratt, Persimmon, Woodstock Homes, Backhouse Housing, Tilia Homes, Keepmoat, LiveWest, Alliance Homes, and McCarthy Stone—earning him a contact book thicker than the Hollis Morgan auction gavel!
Pat specialises in long term strategic land, sale of sites with planning consent and also affordable housing advice for developers and landowners.
Every piece of land is different, so the fun is in finding the right route forward that both maximises the value of the asset, whilst hitting the objective for the landowner. Pat has a consultative approach and has a flare for finding an opportunity where others don’t. So, if you’ve got land you would like appraised, get in touch with Pat.
He Says: Selling land is often complicated, hard and takes a long time. I’m here to make it pay and speed up the process for you.
We Say: We identified Pat as the outstanding Land Agent in our patch to run this dedicated new department.
Education: Curiosity is the best way to learn everyday.
Home: Brought up in Bedfordshire. Now living in a new build in Fishponds in Bristol after several years in London, Australia and Clifton.
Job Satisfaction: Problem solving. Land is often complex; some problems can stop a sale or affect the land value dramatically. I enjoy unpicking the technical and legal aspects, whilst consulting on how to drive the sale value for my clients. Seeing it come off in the end for my clients’ benefit is incredibly satisfying.
Dream Home: Edge of a village, walking distance to a pub, a leafy garden with room for lots of animals to muck about. Plus, it must have room to grow vegetables, flowers and dig a small natural swimming pond.
Best Skill: Spotting an opportunity on a piece of land. Give me a blank piece of ground with no planning permission and I’ll tell you which sector of the market we should focus on to generate the best land value and how we achieve it.
