HISTORY

We are informed by the owners;
The land at the time of construction starting ( 4 years ago ) was valued at £350,000 with the benefit of the full planning permission.
The vendors have spent £500,000 on the construction which has been inspected by Stroud District Council Building control at every stage.
It was valued for mortgage purposes before final stonework and windows were installed at £600,000 and subsequently the completed property was valued at £1.2m
For personal reasons the works have stopped and the property was placed on the market on at £750,000 with 2 offers close to this being recieved but unable to exchange.
It is now for sale by public auction at a reduced guide price.

COMPLETED BUILDING WORKS

We are informed by the owners;
The house is a steel structure, supplied and fitted by Hadham Construction. HC signed all work off at each stage and there is an in-depth report from them ( Refer to legal pack ). All work done to date by HC has been invoiced and paid in full. HC need to come back and complete their next stage which is insulation and plastering walls. This work has not been done because it cannot be done until first fix electrics are installed. HC have quoted £17k but this would be subject to a new quote. Once they finish the insulation and plasterboard they will then issue a BOPAS certificate which is a guarantee for the frame.
The house is watertight, windows, doors and garage door are in. Invoices and receipts available.
First fix underfloor heating has been done on all floors and the company used have supplied reliance letter confirming that they have been paid to date and that they are happy to quote for 2nd fix

SERVICES

We are informed by the owners that;

The electricity has been connected into the house.
There is an existing and historic 1/2 inch water main onto the site in good working order. A new 30mm water main is planned and agreed by Severn Trent. The water main pipe has been laid from the house to the verge. Severn Trent have quoted for the new connection.
The property is to be connected to the sewer that is in the highway. This has been planned and agreed by Severn Trent but not connected. A copy of the permit is available.
Rainwater is to soakaway or rainwater harvester. The rainwater has all been piped from the roofs but the soakaways and the rainwater harvester is not done yet. The plumbing in the house, that has been first fixed, includes for taking water from the rainwater harvester to the toilets. The rainwater harvester will overflow into a spring below the site.
Adult has been laid from the verge to the house for the proposed BT or fibre cables.
